Yes, laundromats have self-serve, full-service, wash dry fold, delivery routes, soap and supply vending and other ancillary services that drive revenue in a meaningful way.

Laundries are high-margin businesses that allow for excellent projected returns to our investors. The higher margins also allow for flexibility in the event of unforeseen expenses. Most of the laundries we purchase are cash-flowing at acquisition, allowing us to generate revenue while renovating the store. Once stabilized, laundries tend to produce consistent revenue month-over-month.

Laundry facilities are ripe for consolidation. Most Laundries are “Mom & Pop” owned, can be unwelcoming, and outdated. The average laundromat owner owns two locations and generally are DIY owners: maintaining and working their stores to save on expenses. The majority of them are unclean, poorly-lit, unattended, and uninviting. They are also often coin-operated stores that are usually out-of-order and lack modern payment methods.

Laundromats are recession and inflation resistant. Behind water, food, and shelter, most humans desire clean clothing. Regardless of the economic conditions, clean clothing remains a priority. The optimization of our stores allows us to keep prices in lockstep with inflationary pressures and we can reprice daily, if the need arises.

Profitable laundries can be operated with one or two employees. Having staff creates a welcoming environment by assisting customers and keeping the store clean and safe. Customers prefer to wash at a staffed location, so our stores have a competitive advantage over unattended stores. Also having staff allows for wash, dry, and fold orders for our drop-off and delivery customers, which adds significantly to the bottom line.

Yes – Ellie’s Laundry is our scalable brand, and it gives flexibility and consistency both internally and externally. We use the same colors, machines, point of sales, delivery and payment systems at every store. We have reloadable laundry cards can be used at any of our locations. Employees can be moved from one store to another in a region on an as needed basis.

We completely transform every store we buy. For example we update the lights, flooring and paint. We have human- and AI- monitored security systems, automatic door locks that open and close the store for increased accessibility, new search engine optimized websites, point-of-sale systems, delivery & drop-off, on-demand delivery integration with DoorDash, all new state of the art equipment and all new payment systems.

We perform market demographics studies to verify the viability of any store we are acquiring. This information guides us in our equipment selection and store build out parameters. Aggregating multiple stores in an area allows for economies of scale. We only accept locations that meet our strict criteria.

The stores we buy are cash flowing assets. We intentionally set our sights on acquiring stores that produce income in any economic cycle. Our two rules of investing are #1: capital preservation and #2 buying for cash flow. In addition, we order market studies, construction estimates, pre-buy inspections and perform detailed equipment analysis. Our locations are vetted with a very strict criteria.
